A large share of Windsor and Eton sits in a conservation area or is listed, and that shapes both the assessment and what you can realistically do afterwards. Solid brick walls, single-glazed sash windows and open chimneys all push a rating down, but where listing or conservation consent restricts external changes, the improvements a report can sensibly recommend narrow to internal wall insulation, secondary glazing, loft and floor insulation, heating controls and a boiler upgrade. Knowing that in advance stops sellers chasing measures they were never going to get permission for.

The assessment methodology is prescriptive here: where wall construction, insulation or glazing cannot be seen, it must be recorded as unknown and scored using default assumptions built into RdSAP. In older Windsor and Eton properties those defaults are frequently harsher than reality. Secondary glazing behind original sashes, internally insulated walls, a lined and insulated loft or an upgraded boiler can all be entered as recorded rather than assumed if you have the invoice, consent paperwork or installation certificate to hand on the day.

Agents listing period stock often ask for the measured floor plan in the same visit, which avoids arranging a second appointment around a vendor's diary.
