Reading runs on a rental calendar. Student and graduate lets around the university, Earley and Redlands turn over heavily through the summer, so certificates are often needed in a narrow window between one tenancy ending and the next beginning. Where several houses change hands in the same few weeks, it's usually easier to group the surveys into one or two days rather than book them one at a time.

The housing itself falls into recognisable groups. Bay-fronted Victorian terraces in Newtown, Katesgrove and central RG1 tend to have solid walls and suspended timber floors. The 1930s and post-war suburbs of Tilehurst, Earley and Woodley are mostly cavity-walled and are the properties most likely to benefit from cavity fill and a modern condensing boiler. Caversham mixes Edwardian and riverside homes with heavier extension work, and loft conversions are common right across the town — a converted loft is habitable floor area and has to be measured as such, which changes both the rating and the floor plan.

For lettings, the rating carries legal weight: a property in England or Wales cannot be let below band E without a registered exemption. The survey is non-invasive and takes around 30 to 45 minutes, with access needed to every room, the loft hatch, the boiler and the meters. Certificates are lodged on the national EPC register, last ten years, and reports are usually issued within 24 hours after the property survey, subject to receiving all required information.
