What is a Domestic EPC?

An Energy Performance Certificate for your home.

A Domestic Energy Performance Certificate (EPC) grades a property's energy efficiency from A (most efficient) to G (least efficient). It is produced by a qualified Domestic Energy Assessor after an on-site survey of the property.

The certificate is lodged on the national register and includes an efficiency rating, an environmental impact rating, and a list of recommended improvements with estimated costs and savings. An EPC is a legal requirement before a home can be marketed for sale or let, and it stays valid for 10 years.

Who needs one

Built for landlords, sellers and agents

If you own, sell or let a residential property, an EPC isn't optional — but a good one makes the whole process smoother.

Landlords

You must hold a valid EPC before letting a property, and the certificate must be available to prospective tenants.

Homeowners

Improving or confirming your rating helps lower bills and makes your home more efficient and comfortable.

Sellers

An EPC is a legal requirement when marketing a home for sale — you need one before the property is listed.

Estate agents

Agents need a valid EPC on file to market a property, and many bundle it with a floor plan for a single visit.

The assessment

What happens during the survey

Your Domestic Energy Assessor visits the property at a time that suits you, including evenings and weekends. They carry out a non-invasive survey — no fixtures are removed and no drilling is required.

The assessor measures each room, photographs key features, and records the construction, heating, insulation and lighting so the property can be modelled on the national register. Reports are usually issued within 24 hours after the property survey, subject to receiving all required information.
