Two features of High Wycombe housing come up again and again in assessments. The first is the valley itself: split-level and stepped homes on the slopes above the town, and the chalet bungalows common in Hazlemere, Downley and Tylers Green, have rooms partly within the roof. Room-in-roof space is measured and treated differently from a standard first floor, and getting the sloping ceilings, dormers and knee walls recorded properly is what keeps the rating honest rather than penalised by default assumptions.

The second is age spread. Victorian terraces around Desborough and Green Street, large post-war estates in Micklefield, Castlefield and Sands, and older brick-and-flint cottages in the surrounding villages all score differently on wall construction alone. Where insulation cannot be seen, the assessment has to fall back on defaults — so a cavity-fill guarantee, a loft insulation invoice, window certificates or a boiler installation record left out on the day genuinely changes the result.

In practical terms, we need access to every room, the loft hatch, the boiler and the meters, and a typical HP11 to HP13 property takes 30 to 45 minutes. Certificates are lodged on the national EPC register and remain valid for ten years, and reports are usually issued within 24 hours after the property survey, subject to receiving all required information.
